Where is Magna Torremolinos?

Magna Torremolinos sits in La Carihuela on the west side of Torremolinos, on a former hotel site that stood empty for years. It is one of very few large pieces of land left anywhere near La Carihuela, and the buildings step down the slope towards the old fishing quarter.

What makes the address work is that you do not need a car for daily life. La Carihuela beach is around five minutes on foot. Benalmádena Marina, with its restaurants, boats and evening crowd, is a short walk west. The seafront promenade runs east along La Carihuela into central Torremolinos, so the beach bars, the fish restaurants and the town are all on foot. For the wider picture of the town, its neighbourhoods and what daily life is like, see our Torremolinos area guide.

For travel, Grupo ABU puts Málaga airport at under ten minutes by car and Málaga city centre at about fifteen. The C1 Cercanías train line through Torremolinos also runs to the airport and into Málaga, which matters to both owners flying in and holiday guests arriving without a car.

What is being built at Magna?

Magna is Grupo ABU’s largest project to date and its third residential scheme in Torremolinos. The complex is laid out as stepped buildings, up to ground floor plus six on the main road side and lower towards the back, so that most homes get a view towards the sea. Every home has a terrace. Mid-floor apartments look over the town and the communal gardens, and the penthouses come with a private roof terrace with solarium and pool.

The shared facilities cover roughly 1,500 m², which is a lot for an urban scheme a few minutes from the beach. The specification lists a gym and separate fitness room, indoor heated pool and outdoor pools, a social club, coworking space, a cinema room, a gastroteca bar next to the interior gardens, bicycle parking and a pet care area. Panoramic lifts connect these areas to a landscaped communal roof terrace, which Grupo ABU describes as the largest of its kind in a residential building on the Costa del Sol.

What do the specifications at Magna Torremolinos include?

The quality specification is solid and practical rather than showy, which is what you want in a home that will be lived in or let for decades. Hot water comes from aerothermal heat pumps rather than gas or electric boilers, and every home has a climate control system. Windows are thermal-break aluminium or high-grade PVC with double glazing, and motorised blinds are fitted throughout.

Two details matter more than they look. Fitted appliances and motorised blinds mean a new owner can furnish and move in, or furnish and start letting, without a round of contractors. And the EV pre-installation to each parking space saves a negotiation with the community later, when electric cars are the norm rather than the exception.

Developer render, illustrative.

Why is Magna Torremolinos interesting for investors?

For investors the case for Magna is the oldest one in property: location. A new-build with a pool complex, five minutes from one of the best-known beaches on the Costa del Sol, with a marina and a promenade on foot and the airport minutes away, is exactly what holiday guests search for. That same location keeps it liquid when you eventually sell, because there is almost no free land left in La Carihuela for anyone to build a competing scheme.

The second point is regulation. Málaga city, a few kilometres east, has frozen new tourist-rental licences in residential areas for three years. Torremolinos has not done the same. As of September 2026 a new owner in Torremolinos can still register a home for holiday letting, which gives Magna an option that comparable new builds inside Málaga city no longer have. If you are weighing short-term against long-term letting, our rental calculator is a good place to test the numbers.

How does holiday letting work in a new-build like Magna?

Holiday letting in Andalucía rests on three steps. First, the community of owners must allow it. Since the reform of the Ley de Propiedad Horizontal by Ley Orgánica 1/2025, in force from 3 April 2025, an owner needs the community’s express approval by a three-fifths majority before starting tourist use. Second, the home is registered as a vivienda de uso turístico (VUT) in the Registro de Turismo de Andalucía. Third, since July 2025 it also needs the national rental registration number (NRUA), which Airbnb and Booking now check before a listing goes live.

In a new complex the community approval is normally straightforward. The community is formed from scratch, the rules are set at the start, and in a scheme near the beach with many investor buyers a majority for holiday letting is usually there. The document to look at is the draft community statutes (estatutos) that the developer registers before handover, since these set out whether tourist use is permitted. We will ask Grupo ABU for the Magna draft on your behalf, so you know the position before you sign. And if you later prefer long-term letting, or using the home yourself, none of this applies.

Who is Magna Torremolinos a good fit for?

Magna suits buyers who want to walk to the beach, the marina and restaurants rather than drive, and who value a full set of shared facilities over a large private plot. It works for holiday-home owners flying in from Northern Europe, for investors looking at letting, and for people moving to the coast who want a gym, coworking and an indoor pool in the building all year round.

It is a large, urban complex, so buyers who want a quiet villa setting, a private garden or the golf valleys will be happier elsewhere on the coast. That is a matter of taste rather than a drawback: in Torremolinos the town and the beach are the point.

Main bedroom with open en-suite and terrace. Developer render, illustrative; furniture and decoration are not included.

How does buying off-plan at Magna work?

Buying at Magna follows the normal off-plan route in Spain. You choose a unit and sign a reservation contract with a reservation fee, which takes the unit off the market. A private purchase contract follows within a few weeks, with staged payments during construction and the balance at completion, when the escritura is signed at the notary and you receive the keys. Under the Ley de Ordenación de la Edificación, payments made on account are protected by a bank guarantee or insurance policy once the building licence has been granted, and the specification confirms a ten-year structural insurance on the building.

The exact payment schedule, licence status and deposit guarantee for each phase are questions we put to the developer for every buyer, and we hold that dialogue for you. Our buyer guide to the Costa del Sol walks through each step, from NIE number to notary.

Frequently asked questions about Magna Torremolinos

Where exactly is Magna Torremolinos?

Magna Torremolinos is in the La Carihuela area on the west side of Torremolinos. La Carihuela beach is around five minutes on foot, and Benalmádena Marina and the seafront promenade are within walking distance.

Can I rent out an apartment at Magna to tourists?

Torremolinos still accepts new tourist-rental registrations as of September 2026, unlike Málaga city. Holiday letting needs approval from the community of owners by a three-fifths majority, registration in the Registro de Turismo de Andalucía and a national NRUA number. In a new complex the community rules are set at the start, and we check the draft statutes with the developer for our buyers.

When will Magna Torremolinos be completed?

Sales opened on 20 May 2026 and Phase I is currently estimated for completion in Q4 2028. The complex is sold in phases, so later phases have their own timelines. Estimates can move during construction, and we update buyers as the developer confirms dates.

How much does an apartment at Magna Torremolinos cost?

At launch in May 2026 prices ran from €423,000 for a 70 m² one-bedroom ground-floor home to €1,159,000 for a 139 m² four-bedroom penthouse, with garage and storage included. Prices change by phase, floor and view, and the current price list is available on request.

Who is the developer of Magna Torremolinos?

Magna is developed by Grupo ABU, a Seville-based developer building residential projects across Spain. Magna, with 353 homes and 25 commercial units, is the company’s largest project and its third residential scheme in Torremolinos.

How many new developments have actually launched in La Cala de Mijas since 2025?

Seven entirely new schemes came to market in La Cala de Mijas and the surrounding Mijas Costa area during 2025 and 2026: The Kove by Kronos Homes, Valley Views and Almare by Metrovacesa, 360° by Cordia, Arosa, Balance Nova, and Riviera Hill. On top of that, several existing schemes released new phases, including Solana Village phase 3, The Meadows phase 2 at La Cala Golf Resort, Royal Palms phases IV-3 and IV-4, and the second phase of Soleia Living at El Chaparral.

So no, the wave has not stopped. It has changed shape. Most of what launched in the last eighteen months came from national developers with land already in hand, and the pace of announcements from smaller local promoters has thinned out.

The Kove is the largest of them at 166 homes, unveiled in May 2025 and put on sale in late April 2026. Metrovacesa’s Almare is 48 homes from €496,000 plus IVA, launched in April 2026 on the same plot the company had previously marketed as Calma Mijas. That relaunch tells you something about how long a plot can sit between one name and the next.

What does prelaunch actually mean on the Costa del Sol?

Prelaunch has no legal definition in Spain. Developers use it for anything between “we own the land and we are testing demand” and “we have the licence and units go on sale next month”. In practice it usually means the building licence, the licencia de obras, has not been granted yet, because a developer with a licence in hand normally starts selling rather than collecting names.

Paying a reservation deposit at this stage is normal and it is not a warning sign. It is simply how you take a specific home off the market so nobody else can pick it while the paperwork catches up. You sign a reservation contract, you pay a fixed fee, and that unit is yours to convert into a purchase.

What changes at the licence is the legal machinery around your money. Under the first additional provision of Ley 38/1999 de Ordenación de la Edificación, a developer must guarantee the return of amounts paid on account “desde la obtención de la licencia de edificación”, through a seguro de caución or a bank aval, and must take those payments into a special account held separately from the developer’s own funds. Before the licence exists, that regime has not started. So asking for a bank guarantee during prelaunch is asking for a document that cannot yet be issued.

Which means the reservation contract is the document that protects you at this stage, and it is the one to read properly. What happens to your money if the licence is refused or the project does not go ahead? Who holds it, the developer or a lawyer’s client account? How long do you have before you must sign the private purchase contract, and what are the terms if you walk away then? Those answers vary a lot between developers, and they are negotiable more often than buyers assume.

Mijas does not publish a public register of granted licences. The town hall’s Licencias de Obras Mayores page carries the procedure and the forms but no list of what has been approved, and the minor works register has not been updated since 2013. So for almost every project on this coast, licence status is whatever the developer chooses to tell you. Three schemes in the Mijas area publish it voluntarily: Calahonda Sunset, Savia and Soleia Living. That is three out of several dozen.

Why buy in prelaunch at all?

Price, mostly. Prices normally go up when a project moves from prelaunch into launch, and launch normally follows the granting of the building licence, because that is the point at which the developer can start taking staged payments under the protection of a guarantee and no longer needs to price for uncertainty. Buyers who reserved before that step are holding a unit at the earlier price.

Vission Hills in La Cala de Mijas has just been through the full sequence. Buyers reserved specific homes during the prelaunch phase and paid their reservation deposits to hold them, and in August 2026 the scheme went to public launch with the sales office open on site at Calle Sierra de Mijas. The people who reserved during prelaunch kept both their home and the price they had agreed. That is the sequence working exactly as it should, and it is how a large share of the best homes in this area change hands.

It is also a good illustration of what gets bought early. Vission Hills is a gated scheme from Vía Célere built in phases: Vission Hills I is 142 apartments of one, two and three bedrooms across five buildings, Vission Hills II adds two and three bedroom apartments together with four bedroom townhouses, and Vission Hills III follows with more two and three bedroom apartments. A social club sits at the centre of it, with a residents’ lounge, a gym, a coworking space and a spa with an indoor pool looking out to the sea. Vía Célere puts the village a couple of minutes away and Málaga airport at around twenty. Every home is built to an A energy rating, and Vía Célere estimates that saves around €950 a year against an equivalent F rated home, based on a representative 95 m² dwelling. The elevated plots with the open sea views are the ones that go in prelaunch.

The second reason is choice. In a scheme that sells well, the corner units, the ground floors with the biggest gardens and the top floors with the sea views go first, and they go to the people who were on a list before the public sales launch. On a coast where Savills reports that between 30 and 50 per cent of homes in well positioned schemes sell before construction starts, the best units are frequently gone by the time a project appears on a portal.

Which is the practical argument for having someone on the inside. Prelaunch allocations are handled through the developers’ commercial partners rather than advertised, so whether you hear about a release at all depends on who you are registered with. We hold that dialogue with the developers behind the projects on this page, and our clients go on our list.

What you are trading for that is time. Licences move at their own pace, so a prelaunch reservation is a commitment made before the schedule is fixed. Two things make that comfortable: a developer with homes actually delivered in the province, and a reservation contract that spells out what happens if dates move. Both are easy to establish before you sign, and when they are in place, prelaunch is one of the better entry points on this coast.

Iris Jardinana and Magnolia Jardinana: coming soon since 2020

Iris Jardinana and Magnolia Jardinana are the last two unbuilt phases of the Jardinana scheme in La Cala de Mijas. Both have been listed as “Próximamente” by Grupo Jamsa for years, and both project pages are empty: no unit count, no typologies, no sizes, no prices, no delivery date. The pages were last modified on 3 August 2026 and still contain nothing but a contact form.

The built part of Jardinana is real and finished. Azalea completed in April 2019 with 94 homes, made up of 84 apartments and 10 townhouses. Lotus completed in September 2021 with 109 two and three bedroom apartments. Together that is 203 delivered homes, which is a decent record.

The unbuilt part has a longer history than most buyers realise. In November 2020, when Deutsche Finance International and CTH Capital bought into the scheme, the Spanish trade press named four future phases: Iris, Magnolia, Lavender and Orchid Jardinana. Lavender and Orchid have never appeared again anywhere, and the scheme’s own marketing describes four plots in total, which leaves no room for them.

Magnolia went further than an announcement. The selling agent’s page marketed it with a launch in 2021 and an active waiting list, and that page was still being maintained as recently as October 2024 with the 2021 date unchanged. Iris was described in the same copy as the fourth development, the one that would carry a beach club with a poolside restaurant.

The project website jardinana.com still says Magnolia and Iris are “being released in the near future”. That sentence was last edited on 10 February 2022. There is one more detail worth knowing. In November 2025 a graphic label reading “Launching end of 2025” was uploaded to the site’s media library. It was never attached to a page and never went live. It is the only piece of activity on that website since 2022.

The positive read on this is straightforward. Grupo Jamsa has already delivered 203 homes on this site, Azalea and Lotus are finished and lived in, and the scheme sits five to ten minutes’ walk from the town centre and the beach, with pools, gardens, a sports centre with tennis and padel, and a supermarket already built. That is about as good a position as an unbuilt plot gets in La Cala. When Iris and Magnolia do come forward, they arrive into a community that already exists rather than a construction site.

What you should not do is plan around a date, because there is not one. If you want these, the sensible move is to register with us now and be ready to act on the day the licence lands, while you carry on looking at projects that are selling today. We are in contact with the developer, we will know when it moves, and putting your name on our list costs nothing and commits you to nothing.

Is Belterra Residences a prelaunch project?

No. Belterra Residences is actively selling. The project publishes 70 townhouses, individual unit prices between €595,000 and €650,000, plot and build sizes, and a completion date of 2027 on every unit listed. A project that publishes prices per house number is past prelaunch by any reasonable definition.

The product is attractive on paper: three bedroom townhouses and semi-detached homes with private plots between 122 and 277 m², a pool, gym, sauna and 24 hour security, at a price per m² that undercuts the Costa del Sol new build average of €5,725 reported by Savills. In a market where the average new apartment now passes a million euros, a townhouse with its own garden at €595,000 is a competitive position.

Two details are worth having straight before you view. The first is location. Aventus Group’s own announcement is headlined “in Marbella”, while the body of that same announcement says La Cala de Mijas, and the coordinates on the project’s map put it in Urbanización Lagar Martell in the municipality of Mijas, inland from the village. The developer’s office is in Nueva Andalucía, which explains the Marbella label. The project is in Mijas, and that is the town hall that governs your IBI and your padrón. Worth knowing before you view: this is a short drive up from the village rather than a walk, so it suits a buyer who expects to have a car.

The second is the schedule. The July 2025 announcement described two stages of 36 homes, 72 in total, with the first stage completing in Q3 2026. The project now markets 70 homes and gives every published unit a 2027 completion, so the timetable has clearly been rebased. The website publishes no construction progress, which is worth a direct question rather than an assumption either way. Ask us and we will put it to the developer and come back with the answer.

The two prelaunch projects nobody is discussing

If you want genuine prelaunch in this area, there are two more, and neither gets much attention. Taylor Wimpey has The Meadows II at La Cala Golf Resort under “New projects 2026”, at the waiting list stage rather than on sale, described as three bedroom townhouses with a communal pool and views over the resort and the Mijas valley. One Eden has new phases coming at Royal Palms Mijas including four villas, after selling out phases I to III and launching phase IV.3.

Both come from developers who have delivered on this coast recently, which is the single most useful filter you can apply to a prelaunch list. If either of those is the kind of home you are looking for, tell us now rather than waiting for an announcement. We register our clients ahead of the public release, and that is the only way the early pricing and the pick of the units are still available when the release happens.

Prelaunch status as published or announced by each developer, checked 20 August 2026. Stages change without notice, so treat any of these as a starting point for a conversation rather than a fixed position.

Why Mijas still has room to build

The reason the pipeline has not dried up is planning permission, and the numbers are unusually clear. Mijas had 1,904 homes approved by architects’ visado during 2025, second only to Málaga city at 1,950. Between them the two municipalities accounted for 42 per cent of all new homes projected across the province. Estepona came next at 1,056, then Fuengirola at 785 and Marbella at 640. Every one of the Mijas homes was free market housing, with no protected housing at all.

Province wide, 9,475 homes were visaed in 2025, up 6.4 per cent on the year before, according to the Colegio de Arquitectos de Málaga. The first quarter of 2026 came in at 3,195 homes across the province, a 36 per cent rise year on year, with close to 500 of those in Mijas.

Prices explain the appetite. Savills put the average new build price on the Costa del Sol at €5,725 per m² at the end of 2025, up 23 per cent in a year, with the average new apartment passing one million euros for the first time. Mijas Costa holds 18 per cent of the coast’s new build supply, behind Estepona at 28 per cent. Around 12,265 new homes sold during 2025 against available stock of 5,328 units, and Savills reports that between 30 and 50 per cent of homes in well positioned schemes sell off plan before construction starts. For what that has done to values in the village specifically, we track La Cala de Mijas property prices separately.

What should you ask before reserving a prelaunch home?

Five questions. We put them to the developers on your behalf, and the answers tell you how far along a project really is. They are worth knowing even if you never ask them yourself.

Where is the building licence? Granted, applied for, or still to be submitted. If it has been granted, ask for the date and the file reference, which is verifiable at the town hall. Then ask about the land itself, because a plot whose urbanisation project is still going through approval sits on a different timeline from one that is ready to build, for reasons that usually have nothing to do with the developer.

On the reservation, ask what the fee is, who holds it, and what the contract says if the licence is refused or the dates move. Ask how long you have before the private purchase contract is signed. And ask what this developer has handed over in Málaga province and when, because a delivery record is the most useful single fact you can have about a project that does not exist yet. A first time developer is not a reason to say no, it just changes which assurances are worth asking for.

Once the licence is granted and staged payments begin, those payments must go into a segregated account and be covered by a seguro de caución or a bank aval. Ask to see that documentation at the point it becomes applicable. Our buyer guide for the Costa del Sol covers how off plan purchases run from reservation to keys, we have written separately on what to consider when buying off plan here, and the cost calculator will show you the purchase costs that sit on top of the price.

Get on the La Cala prelaunch list. We track every project on this page and we hold the dialogue with the developers behind them, so we know when a release is coming before it is public. Tell us what you are looking for and we will put you on our list, tell you honestly where each project stands, and come back to you the moment there is something to act on.

Questions people ask

Are Iris Jardinana and Magnolia Jardinana on sale?

No. Both are listed as “Próximamente” by Grupo Jamsa, with no units, prices or dates published as of 20 August 2026. Magnolia was previously marketed with a launch in 2021 and a waiting list, and that launch did not happen.

Which municipality is Belterra Residences in?

Mijas. The developer’s announcement headline says Marbella, but the body of the same announcement and the coordinates on the project’s own map both place it in Urbanización Lagar Martell in the municipality of Mijas. Aventus Home’s office is in Marbella, which is where the confusion comes from.

Is it over for new projects in La Cala de Mijas?

No. Mijas had 1,904 homes approved by visado in 2025 and close to 500 more in the first quarter of 2026. Seven new schemes launched in the area during 2025 and 2026. The supply of announcements has slowed, not the supply of land.

Is buying in prelaunch cheaper?

Usually, yes. Prices normally rise when a project moves from prelaunch to launch, which normally happens once the building licence is granted, so reserving beforehand holds the earlier price. You also get first choice of units, which on a rising market is worth as much as the discount. Savills reports that 30 to 50 per cent of homes in well positioned Costa del Sol schemes sell before construction starts, so the best plots and orientations are often taken before a project ever reaches a portal.

Should I pay a deposit to hold a prelaunch unit?

Paying a reservation fee is the normal way to take a home off the market in prelaunch, and it is standard practice across the Costa del Sol. What you are signing is a reservation contract rather than a purchase, so read what it says about the fee, who holds it, the deadline for signing the private purchase contract, and what happens if the licence or the dates move. The statutory guarantee for staged payments, a seguro de caución or bank aval plus a segregated account, applies from the granting of the building licence under Ley 38/1999, so it comes into play at the next step rather than this one.

Has Vission Hills launched?

Yes. Vission Hills in La Cala de Mijas went to public launch in August 2026 and the sales office on Calle Sierra de Mijas is open. It is a gated scheme from Vía Célere built in phases, with 142 apartments of one to three bedrooms across five buildings in phase I, two and three bedroom apartments and four bedroom townhouses in phase II, and a social club with a gym, spa and coworking space. Homes were reserved during the prelaunch phase beforehand, so what is available at launch is not the full release.

How do I get on the list for a prelaunch project in La Cala de Mijas?

Through us. Prelaunch allocations on the Costa del Sol are released through the developers’ commercial partners rather than advertised, so being registered with an agency that has the dialogue is what determines whether you hear about a release in time to act on it. Tell us what you are looking for and we will put you on our list, at no cost and with no obligation, and come back to you when there is something real to look at.

How often does this page get updated?

Every 60 days, and immediately if a project’s status changes. Prelaunch information goes stale faster than any other kind, which is the whole problem this page exists to solve.

NAVEN is not simply a new residential development in Fuengirola. It is a carefully considered lifestyle concept shaped around wellbeing, Mediterranean light, architecture and the everyday rhythm of life by the sea.

Located on the Costa del Sol, NAVEN introduces a residential vision where design, location and wellness are not separate features, but part of the same idea. The concept is built around what the project calls Coastal Essence — a way of living where the coast becomes more than a backdrop. It becomes a source of calm, energy, connection and regeneration.

For buyers looking for a new development in Fuengirola, NAVEN offers something different from the traditional property search. It speaks to a growing group of international buyers who are not only looking for square metres, sea access and modern architecture, but also for a home that supports a healthier, more balanced and more intentional way of life.

A Wellness-Focused Residential Concept in Fuengirola

The foundation of NAVEN is wellbeing. Rather than presenting wellness as an additional amenity, the project places it at the centre of the entire residential experience.

NAVEN is guided by four essential principles: prevention, active longevity, emotional regulation and recovery. These ideas are reflected throughout the development, from the architecture and communal spaces to the way residents are encouraged to move, rest, connect and enjoy daily life.

This makes NAVEN particularly relevant for buyers who value more than location alone. Many international clients moving to the Costa del Sol are now seeking homes that support year-round living, work-life balance, health, outdoor activity and a sense of calm. NAVEN responds to this shift by creating an environment where wellbeing is integrated naturally into the home and its surroundings.

It is a development designed not only to be seen, but to be felt.

Why Fuengirola Is an Attractive Location

Fuengirola has become one of the most practical and appealing towns on the Costa del Sol for both full-time residents and second-home owners. It offers a strong combination of beach lifestyle, infrastructure, transport links, shopping, restaurants, healthcare and everyday convenience.

NAVEN is positioned within Fuengirola with direct access to the city’s main transport routes. From the development, key parts of the town and coastline are within easy reach, including beaches, retail areas, leisure districts, medical centres and public transport connections.

This balance is one of the key strengths of the location. NAVEN is designed for people who want calm and privacy at home, while still being connected to the life and services of Fuengirola.

According to the project’s location material, NAVEN is approximately:

5 minutes from the beach

5 minutes from the train

2 minutes from the motorway

20 minutes from Málaga Airport

25 minutes from Málaga

25 minutes from Marbella

For international buyers, this is a highly practical position. Málaga Airport provides excellent connections to the rest of Europe, while the proximity to both Málaga and Marbella makes Fuengirola a strategic base for living, holidays and investment.

Coastal Essence – The Mediterranean as a Health Asset

The NAVEN concept is strongly connected to the Mediterranean way of living. The project highlights the Costa del Sol climate as an essential part of its philosophy, with year-round light, mild temperatures and proximity to both sea and nature.

This is important because many buyers choose the Costa del Sol not only for property ownership, but for lifestyle improvement. The ability to spend more time outdoors, enjoy the sea, walk along the promenade, play golf, eat fresh local food and live with more natural light has become a major part of the region’s attraction.

NAVEN takes this idea further by treating location as a health asset. The development is not only about being close to the coast, but about creating a home environment where the Mediterranean climate actively supports everyday wellbeing.

The project’s lifestyle language focuses on light, air, calm, flavour, sound and movement. This gives NAVEN a softer and more emotional identity than many standard new developments. It is about waking up with Mediterranean light, feeling connected to the sea breeze, moving through landscaped outdoor spaces and living in a home designed around balance.

Architecture Shaped by Light, Calm and Balance

The architecture of NAVEN is contemporary, elegant and deeply connected to the Mediterranean lifestyle. The design language is based on clean lines, balanced proportions and spaces that feel open, luminous and timeless.

This is an important point for buyers considering new developments in Fuengirola. Modern architecture on the Costa del Sol is no longer only about large glass façades and open-plan interiors. The best projects are now focusing on how architecture affects quality of life.

NAVEN is designed to create a sense of calm and openness. Natural light, ventilation, acoustic quality and noble materials are presented as essential elements of the project. These details are not only aesthetic; they shape how the home feels in daily use.

In a Mediterranean climate, architecture must work with the environment. Well-planned terraces, natural light, outdoor spaces, shaded areas and landscape integration all contribute to how comfortably a property can be enjoyed throughout the year.

NAVEN’s design reflects this modern understanding of residential living.

Communal Spaces Designed for Modern Living

One of the most interesting parts of NAVEN is its focus on community and connection. The project is built around four spheres of community: Vital, Recovery, Social and Support.

This reflects how buyers’ expectations have changed. Many clients are no longer looking only for a private apartment. They also want a complete residential environment with spaces that support movement, relaxation, social connection and personal care.

The Vital sphere is connected with movement and active longevity. NAVEN is designed to encourage daily rhythm, energy and physical wellbeing through architecture, light and landscape.

The Recovery sphere focuses on rest and regeneration, with water playing an important role in the experience. The project material refers to indoor and outdoor pools, sun decks, thermal contrasts and light-filled spaces designed to help the body slow down, rebalance and recover.

The Social sphere supports connection and shared experiences, while the Support sphere reflects the wider idea of a residential environment that helps make daily life easier, healthier and more complete.

For buyers relocating to Spain or spending long periods on the Costa del Sol, these types of communal spaces can add significant lifestyle value.

Sustainability as Part of the Concept

NAVEN also places emphasis on sustainability. The project material describes sustainability not as an added layer, but as a principle integrated from the beginning.

This matters increasingly for international buyers. Energy efficiency, responsible design and reduced consumption are now important factors, especially for those planning to use the property year-round.

The dossier refers to significant reductions in energy consumption and CO2 emissions, making sustainability part of the identity of the development rather than a secondary feature.

For buyers comparing new developments on the Costa del Sol, this can be an important difference. A modern home should not only look attractive; it should also be efficient, comfortable and future-oriented.

Who Is NAVEN Ideal For?

NAVEN will appeal to buyers looking for a new home in Fuengirola with a strong lifestyle dimension.

It may be especially relevant for:

International buyers looking for a second home on the Costa del Sol
Full-time residents who want a modern base close to the beach and services
Buyers who value wellness, architecture and community facilities
Clients who want access to Málaga Airport, Fuengirola town and Marbella
Investors looking for a differentiated new development in a strong coastal location
Lifestyle-focused buyers who want more than a standard apartment

Fuengirola is already one of the most convenient coastal towns on the Costa del Sol. NAVEN adds a more refined residential concept to that location, combining urban connection with a wellness-driven way of living.

NAVEN and the Future of Costa del Sol Living

The Costa del Sol property market continues to evolve. Buyers are becoming more selective, and the most attractive developments are those that combine location, design, lifestyle and long-term usability.

NAVEN fits into this new generation of residential projects. It responds to the demand for homes that feel modern, calm, healthy and connected. Rather than focusing only on luxury as something visible, NAVEN presents luxury as something experienced: light, silence, balance, space, movement, recovery and ease of living.

This makes the project particularly relevant in Fuengirola, where buyers can enjoy a highly practical location without losing the benefits of coastal Mediterranean life.

For those considering a new development in Fuengirola, NAVEN is a project worth following closely.

Buying Property in Fuengirola

Fuengirola remains one of the Costa del Sol’s most accessible and liveable coastal towns. It has a long seafront promenade, sandy beaches, restaurants, shops, international communities, medical services, a train connection to Málaga and quick access to the A-7.

This makes it attractive for both holiday use and permanent living. Compared with some of the more expensive areas of Marbella, Fuengirola can also offer strong lifestyle value, particularly for buyers who want convenience, infrastructure and coastal access.

With NAVEN, the appeal is not just the location, but the concept behind the development. It is a residential project for buyers who want their home to support the way they want to live.

Conclusion

NAVEN in Fuengirola represents a new type of Costa del Sol living — one where wellbeing, architecture, sustainability and location come together in a more intentional way.

It is a project shaped by Mediterranean light, coastal calm and the idea that a home should do more than provide space. It should support balance, energy, recovery and connection.

A new and highly anticipated residential project is about to enter the spotlight on the Costa del Sol. VANGÅRD (VANGARD), located in Fuengirola and developed by Nuovit, is currently in pre-launch, with its official release expected within the next few days. Already, the project is generating strong interest — not only among buyers, but also within the industry, where it is expected to receive recognition for its truly unique architectural design.

A Vision Beyond Traditional Luxury

VANGÅRD (VANGARD) is not simply another high-end development. It is built around a clear philosophy: timeless living. This concept is reflected in every detail, from the architectural lines to the choice of materials and the integration with nature. Instead of focusing on trends, the project emphasizes longevity, simplicity, and balance — creating homes designed to remain relevant and desirable for decades to come.

The idea is to strip luxury back to its essence. Light, space, nature, and well-being become the defining elements, resulting in a living experience that feels calm, refined, and effortless.

Prime Location in Fuengirola

One of VANGÅRD’s strongest assets is its strategic location in Fuengirola — one of the most popular and well-connected areas on the Costa del Sol. Here, residents benefit from a unique combination of coastal tranquility and urban convenience.

The project is situated just minutes from the beach, while also offering quick access to the town centre, marina, shopping areas, and train connections. Málaga Airport is only around 20 minutes away, and Marbella can be reached in a similar timeframe. This central position makes VANGÅRD ideal both as a permanent residence and as a holiday home with strong rental potential.

If you want to learn more about the area, explore our Fuengirola area guide to discover everything this vibrant coastal town has to offer.

A New Resort Lifestyle

What truly sets VANGÅRD (VANGARD) apart is its approach to lifestyle. The development has been designed to function as a private resort, where everyday living feels like staying in a premium hotel.

Residents will have access to a carefully curated selection of amenities, including indoor and outdoor swimming pools, a full spa and wellness area, gym facilities, social spaces, and co-working areas. These features are not just add-ons, but part of a cohesive concept focused on well-being and quality of life.

The project is conceived as a “habitable garden,” where architecture and landscape blend seamlessly. Greenery, water features, and natural materials create a microclimate that enhances comfort and promotes a slower, more conscious way of living.

Architecture That Defines the Project

The architecture of VANGÅRD (VANGARD) is arguably its most distinctive feature — and the reason why the project is already being highlighted as something special.

The buildings are characterized by soft, organic lines and flowing terraces that create a dynamic and elegant façade. These terraces are not just aesthetic elements; they play a central role in extending the living spaces and maximizing natural light.

Inside, the homes are designed with flexibility and openness in mind. Large windows allow light to flow throughout the interiors, while carefully selected materials — inspired by natural textures and tones — create a sense of calm and understated luxury.

This is architecture that goes beyond appearance. It actively enhances the living experience, creating spaces that feel both modern and timeless.

Homes Designed for Modern Living

VANGÅRD (VANGARD) will offer a total of 153 residences, including 2- and 3-bedroom apartments, as well as exclusive penthouses with 3 and 4 bedrooms.

Each home is designed to provide a sense of space, privacy, and adaptability. Open-plan layouts allow for flexible use of space, while generous terraces create a seamless connection between indoor and outdoor living — a key feature of Mediterranean lifestyle.

The focus is on creating homes that can evolve with the needs of their residents, whether as a primary residence, a holiday retreat, or an investment property.

Sustainability as a Core Principle

In addition to its design and lifestyle appeal, VANGÅRD (VANGARD) also places a strong emphasis on sustainability. The development incorporates energy-efficient systems, including aerothermal technology, solar panels, and smart climate control solutions.

With an A energy rating and a target for BREEAM certification, the project reflects a commitment to reducing environmental impact while maintaining high levels of comfort. This balance between sustainability and luxury is becoming increasingly important for modern buyers.

Why VANGÅRD Stands Out

There are many new developments on the Costa del Sol, but few manage to combine design, location, lifestyle, and sustainability in such a cohesive way. VANGÅRD stands out because it is not just about building homes — it is about creating an entirely new living concept.

The attention to detail, the architectural ambition, and the integration with nature all contribute to a project that feels different from the moment you discover it.

It is no surprise that expectations are high for Nuovit to receive industry recognition for this development.

A Unique Pre-Launch Opportunity

With the project currently in pre-launch, this is a rare opportunity to secure a property before official release. Early buyers often benefit from the best selection of units and more attractive pricing, making this phase particularly appealing for both end-users and investors.

For more inspiration about the lifestyle on the Costa del Sol, you can visit the website: https://guidetoandalucia.com

Final Thoughts

VANGÅRD represents a new chapter in luxury real estate on the Costa del Sol. It offers more than just a place to live — it offers a way of living defined by balance, design, and connection to the environment.

If you are looking for a property that stands out from the ordinary, this is a project worth paying attention to in the coming days.
